Selling your home
The plan before the first advert.
The market alone doesn't decide the price your home achieves. The work your agent does along the way does: the strategy, the material, the viewing, the follow-up and the negotiation.
The process
Thirteen steps, three phases.
Every sale is a new game — no two homes or buyers are alike. But the method is the same every time.
Before launch
1–5The plan is made before the first advert
- 1.
Inspection
The first time the agent sees your home. We map its qualities, its story and who it suits best.
- 2.
Valuation
The right buyer group comes first. The valuation is based on price trends, local averages, condition, location, market balance and interest rates.
- 3.
Engagement
The assignment is formalised with a clear cost level. You complete a seller's declaration and energy report — and tell us what life in the home has been like.
- 4.
Preparation
Professional photographer and stylist, a surveyor's condition report, and all public records gathered before any material is made.
- 5.
Approval
You and your agent review all material together. A safe sale depends on buyers getting the full picture.
On the market
6–9The right buyer meets the right home
- 6.
Marketing
Tailored to the right audience — adverts, prospectus and Proaktiv's targeted Protreff marketing.
- 7.
Viewing
The first minutes are decisive. The agent's key job is to get to know the interested parties and find the one with the most reasons to buy.
- 8.
Follow-up
Every interested party is followed up before, on the day of and after the viewing — financing, handover and every question clarified.
- 9.
Bidding
The market alone doesn't set the price. The work the agent does along the way does — and the negotiation at the end.
Over the line
10–13Safely over the line — for both sides
- 10.
Acceptance
Price, handover date and any conditions are agreed, so the sale is clear for both parties.
- 11.
Contract meeting
The agent prepares the contract, deed and mortgage documents and walks buyer and seller through everything.
- 12.
Handover
The final meeting: the home is inspected, meters are read, cleaning is approved and the keys change hands.
- 13.
Settlement
Dedicated settlement staff transfer the purchase price as the title is registered. You have your own contact throughout.
Rational and emotional
The right buyer pays the most.
A rational assessment gives many buyers willing to pay the same price. It's the emotional assessment that makes the perceived value differ — and makes the right buyer feel at home.
That's why the strategy starts with who the home suits best — and only then is the price set.
